FACILITY MANAGER

Reports to: Operations Manager 

Department: Maintenance & Safety 

Role Overview: 

The Facility Manager is responsible for maintaining the physical integrity and operational efficiency of all 143 Fitness spaces. This includes managing maintenance schedules, vendor relationships, safety compliance, and sustainability practices. 

Beyond technical oversight, the Facility Manager plays a crucial role in preserving the sensory and aesthetic experience that defines 143 Fitness. Every space, from the Arena floors to the Café counters, must feel intentional, spotless, and harmonious. 

This role requires a balance of operational precision, design sensitivity, and hands-on leadership. 

Key Responsibilities:

Facility Maintenance & Technical Operations

  • Develop and oversee preventive maintenance schedules for all Arena, Café, Sauna, and office equipment. 
  • Conduct regular inspections of electrical, plumbing, HVAC, and lighting systems to ensure safety, efficiency, and reliability. 
  • Coordinate and supervise external contractors for repairs, servicing, or upgrades. 
  • Maintain detailed records of maintenance activities, warranties, and incident reports. 
  • Troubleshoot facility issues promptly to minimize downtime or service disruption

            Safety, Hygiene & Compliance

            • Ensure compliance with all health, safety, and fire standards in line with local regulations and company policy. 
            • Maintain cleanliness and orderliness standards across all spaces in collaboration with janitorial teams. 
            • Conduct routine safety drills, checks, and documentation for all wellness and café areas. 
            • Lead safety briefings or refresher sessions for staff, ensuring awareness of emergency protocols.

            Vendor & Resource Management

            • Manage relationships with service providers (cleaning, waste, pest control, equipment servicing, etc.). 
            • Negotiate contracts and ensure all vendors meet performance and quality expectations. 
            • Oversee inventory and procurement for facility-related supplies and maintenance materials. 
            • Monitor budgets and identify cost-saving measures without compromising quality or aesthetic standards. 

            Sustainability & Aesthetic Integrity

            • Implement and monitor eco-friendly initiatives focused on energy, water, and waste reduction. 
            • Support renovation and spatial upgrade projects that enhance both functionality and design coherence. 
            • Ensure every space, from restrooms to reception, consistently reflects 143’s luxury, minimalist aesthetic. 
            • Collaborate with the Operations and Brand teams to uphold environmental and sensory excellence in all areas.

                Qualifications & Experience:

                • Diploma or degree in Facility Management, Building Services, Engineering, or related discipline. 
                • 3–5 years’ experience managing facilities within hospitality, wellness, or boutique fitness environments
                • Strong understanding of HVAC, electrical, plumbing, and safety systems. 
                • Excellent vendor management and negotiation skills. 
                • Strong organizational, analytical, and problem-solving abilities. 
                • Familiarity with energy efficiency and sustainability practices. 
                • Eye for aesthetics and attention to spatial design, cleanliness, and brand consistency. 
                • Calm, proactive, and detail-oriented with strong leadership and interpersonal skills.
