Installation & Maintenance

Key Responsibilities

  • Report for duty as per shift schedule and attend daily toolbox meetings led by the HVAC Supervisor.
  • Carry out preventive and corrective maintenance on HVAC systems including VRV/VRF systems, DX split/package units, chillers, AHUs, FAHUs, FCUs, ventilation and exhaust systems, pressurization systems, pumps, and associated controls.
  • Perform Planned Preventive Maintenance (PPM) activities including filter cleaning/replacement, coil cleaning, drain flushing, blower inspection, belt inspection/replacement, lubrication, refrigerant pressure checks, electrical tightening, and operational parameter monitoring.
  • Troubleshoot HVAC system faults related to refrigeration, airflow, electrical controls, communication systems, sensors, compressors, fans, pumps, thermostats, and actuators.
  • Attend and respond to tenant complaints, emergency breakdowns, and after-hours HVAC call-outs as rostered.
  • Monitor and record operational parameters including suction/discharge pressure, temperature, superheat/subcooling, current/voltage, chilled water temperature, airflow abnormalities, and alarm conditions.
  • Carry out refrigerant-related works including leak testing, vacuuming, refrigerant charging/recovery, pressure testing, brazing, and piping repair.
  • Assist in troubleshooting VRV/VRF communication and operational faults using service checker software or diagnostic tools where applicable.
  • Conduct routine inspection of HVAC plant rooms, FCU/AHU rooms, risers, ventilation areas, and mechanical spaces; report abnormalities immediately.
  • Ensure proper housekeeping of HVAC equipment rooms and maintenance areas including cleanliness, labeling, accessibility, and safety compliance.
  • Monitor HVAC system performance and immediately report abnormal conditions such as low cooling performance, compressor short cycling, refrigerant leaks, abnormal noise/vibration, high pressure trips, low suction conditions, airflow imbalance, and water leakage.
  • Assist in air balancing, duct inspection, damper adjustment, and ventilation troubleshooting works.


Experience

  • Minimum 5-7 years of practical HVAC maintenance experience in commercial high-rise buildings, hotels, industrial facilities, hospitals, malls, or similar large facilities.
  • Hands-on experience with VRV/VRF systems, DX systems, chillers, ventilation systems, and HVAC troubleshooting is mandatory.

Education

  • National Diploma (ND) or Higher National Diploma (HND) in Mechanical Engineering, Refrigeration & Air Conditioning, or related technical field.
  • Technical apprenticeship or vocational HVAC training completed.

Preferred Certifications

  • HVAC/Refrigeration technical certification
  • Refrigerant handling certification
  • Basic electrical troubleshooting training
  • Safety training (OSHA, NEBOSH,or equivalent preferred)
  • Basic first aid/firefighting training

Skills & Competencies

  • Strong hands-on knowledge of VRV/VRF systems, DX units, chillers, AHUs, FCUs, ventilation systems, chilled water systems, and HVAC controls.
  • Good troubleshooting and diagnostic skills for refrigeration, electrical, airflow, and control-related faults.
  • Familiarity with Daikin VRV Service Checker or similar HVAC diagnostic softwareis an advantage.
  • Ability to read HVAC drawings, piping layouts, ducting drawings, and control schematics.
  • Understanding of refrigeration cycle, superheat/subcooling concepts, airflowbalancing, and preventive maintenance practices.
  • Basic knowledge of HVAC BMS monitoring and control systems.
  • Skilled in refrigerant charging, leak testing, vacuuming, brazing, and piping repair works.
  • Basic computer literacy – able to update tasks and reports using SMART CHECK or mobile applications.
  • Good communication and reporting skills.
  • Team-oriented, safety-conscious, disciplined, and able to work under pressure.
  • Flexible and willing to work rotating shifts and emergency breakdown support.

Working Conditions

  • Work primarily in HVAC plant rooms, rooftops, ceiling spaces, FCU/AHU rooms, risers, ventilation shafts, and mechanical service areas.
  • Exposure to noise, heat, dust, refrigerants, rotating equipment, and operational HVAC systems.
  • May require working at heights, ceiling access, ladder work, and confined spaces.
  • Must be available for 24/7 shift rotation, emergency breakdown response, and public holiday duties.
